What changes the number

A roof quote is more than square footage.

Use the calculator as a planning range. These are the factors that often explain why two roofs of similar size can receive very different bids.

01

Material

Asphalt shingles are usually more affordable than many metal, tile, slate, and specialty systems.

02

Pitch & complexity

Steep slopes, valleys, dormers, skylights, and difficult access can increase labor and safety requirements.

03

Tear-off & decking

Removing old roofing and repairing damaged decking can add meaningful cost after the existing roof is opened.

04

Local labor & permits

Contractor demand, wages, disposal fees, code requirements, and permits vary by city and state.

How RoofCostCheck works

From a rough number to a smarter roofing decision.

We separate quick planning estimates from real-world contractor pricing so you can compare quotes with better context.

  1. 1

    Estimate the project

Start with roof size, material, and complexity to get a realistic national planning range.

  2. 2

    Understand the cost drivers

Learn how pitch, tear-off, decking repairs, permits, and material grade affect the final bill.

  3. 3

    Compare local quotes

Use detailed contractor estimates—not the calculator alone—to make the final hiring decision.

Methodology

Useful estimates, without pretending they’re exact.

The homepage calculator uses broad 2026 national planning benchmarks. General replacement uses published national pricing of roughly $4–$11 per square foot. Steel metal roofing uses a broad $6–$16 per-square-foot benchmark. The complexity selector applies a modest planning adjustment.

The result is intentionally a range. A local roofing professional needs to inspect the roof before a final price can be trusted.

FAQ

Roof cost questions homeowners ask first.

How accurate is this roof cost calculator?

It is designed for early budgeting, not as a substitute for an on-site contractor estimate. Exact surface area, pitch, local labor, permits, tear-off, and hidden decking damage can all change the final number.

Is roof size the same as house square footage?

No. Roof surface area is usually larger than floor area because of pitch, overhangs, attached sections, and roof geometry. If you know actual roof area, use that number.

Why can roofing quotes be so different?

Contractors may specify different material grades, underlayment, flashing, ventilation, warranties, disposal, decking allowances, and labor scopes. Compare itemized estimates rather than only the total price.

Should I get more than one contractor quote?

Yes. Multiple detailed quotes make it easier to compare scope, warranty, materials, timelines, and price. The lowest bid is not automatically the best value.
